Who needs to be there, and why
It does not have to be the owner. A partner, a family member, a housekeeper, a tenant or a property manager can all hold the visit, provided they can say yes or no to the figure that gets quoted. That second part is the reason somebody has to be in the room at all: nothing is taken apart and nothing is fitted until the price has been heard and agreed. A decision relayed later through a third person is not agreement.
